New generation of contemporary living

Emirates Oasis Villas by Al Habtoor Group offers prime Dubai location and modern amenities for families to enjoy

A new contemporary living destination is emerging in Umm Al Sheif for families who want to live in Jumeirah and enjoy modern home amenities.

Emirates Oasis, a new high-end gated community by Al Habtoor Group, is located in one of the most popular and aspirational lifestyle locations in Dubai. It signals a new wave of residential regeneration projects springing-up in the city and highlights the significant investment in this desirable beachside location in recent years.

Situated on Al Thanya Street, which connects Sheikh Zayed Road and Jumeirah Beach Road, the exclusive gated community comprises of 74 brand new upscale villas available for leasing with four, five and six bedrooms on offer. The properties have been developed by Al Habtoor Real Estate, which has over three decades of experience in delivering carefully developed properties, with an emphasis on tenant care. Leading international real estate consultancy Cluttons has been appointed as the sole leasing agent on the project.

The villa designs boast space efficiency and contemporary interiors, with fully fitted modern kitchens, staff accommodation, dedicated parking and private landscaped gardens with barbeque corners. Residents have access to a large community swimming pool, a state-of-the-art fully equipped gym, 24/7 security, with the added convenience of emergency maintenance available onsite. Residents will also benefit from a 15% discount on food and beverage outlets at the nearby Metropolitan Hotel, which is currently under construction and due for completion in June 2016.

Lucy Bush, head of residential sales and leasing at Cluttons Dubai, said: “Family friendly Umm Al Sheif is one of Dubai’s most desirable areas for families to live. Along with the community atmosphere it offers the best of Dubai on its doorstep, with Jumeirah Beach, hotels, supermarkets, schools, gas stations, restaurants, and sports facilities in close proximity. Retail destination Mall of the Emirates and famous landmarks like the Burj Al Arab are just a few minutes’ drive away.”

Bush added: “Much of the housing stock in Jumeirah is among the oldest in Dubai, with many residents often weighing up the benefits of living in a great location versus having a modern property. There is already a series of major regeneration programmes underway to improve the lifestyle and retail offering in Jumeirah through successful projects such as Citywalk and BoxPark. Emirates Oasis Villas is replicating this in the residential sector and has been thoughtfully designed to create a family-friendly community with all the essential amenities and facilities that families could wish for. It provides both the fantastic location and contemporary living.”

Due to high demand from residents to live in the Jumeirah area, a large number of community retail developments have been developed along the arterial corridors of Jumeriah Beach Road, Al Wasl Road and Sheikh Zayed Road, as well as their main connecting roads in recent years. This retail has been developed to take advantage of the middle to high income demographic who occupy the low density residential communities which characterise these areas.

According to Murray Strang, Director of Commercial Agency at Cluttons: “The retail offering in this area has not only served to enhance the amenities locally available to residents, but also to attract consumers from other parts of Dubai, as Jumeirah emerges as a retail and leisure destination. Many residential villas, particularly along these arterial corridors, have been converted from historic residential use to allow commercial operations, given the high demand and rental growth potential. We anticipate this trend will continue for the foreseeable future”

With its integrated real estate consultancy offering, Cluttons has provided a wide range of services to help to shape the sales and marketing offering for the contemporary neighbourhood and will continue to provide property management services to the villa community following completion of the villas.
